What these numbers are for
The ranges are useful at the first-decision stage. They can help an owner compare a focused update with a full custom scope, or test whether a square-foot assumption is in the right general band.
They do not replace site review, drawings, engineering, selections, permit planning, or current trade pricing.
Keep site work visible
Steep slopes, limited staging, restricted deliveries, drainage, retaining work and difficult access need a separate site allowance. A flat hidden percentage can make a neat result look more certain than it is.
